Investigations, Evaluations, and Studies

Ther first step toward remedying a building envelope or structural problem is the evaluation stage in which the cause of the concerning issue is determined. We use our innate detective skills, knowledge gained over decades of experience, as well as technology to assist in this process. Once the source of the issue is identified an appropriate repair program can be developed. We strive to utilize proven as well as practical and long-lasting repair approaches, which are also cost effective to fix the problem. 

Often a part of our investigations involves intrusive sampling, in which a small portion of the outer layer of the building (be it drywall, bricks, siding or soil) is removed in several locations to expose the underlying structural, waterproofing, and/or drainage systems. This not only affords the opportunity to observe possible hidden damage but also helps us understand how and why a building is behaving the way that it is.

In addition to removing samples of building elements, we often perform water testing to re-create a leak and pinpoint the entry point for the water. We also review available construction drawings and past repair documents to get an understanding of the structure and how it has been repaired over the years.

Reports

The result of an investigation or evaluation is typically a written report in which the problems are explained and identified as are the causes and recommendations for repairs. Photographs of the issues observed are often provided to help explain and document the conditions found. Budget cost projections are also often provided in the report as are prioritization plans for implementing the repairs, especially on large scale, expensive projects that may need to the performed in phases over a few years.

Building problems do not fix themselves and thus it is important to make repairs on a proactive basis before the issues become more expensive and extensive to remediate. Making repairs through small, periodically performed projects, also minimizes the disruption to the occupants and users of the structure.
